Painting the exterior of your home is a starting point!
The Lake Forest Drive Association enjoys a fine reputation as an attractive and desirable community. You have no doubt noticed that with the passage of time, our coastal sun and environment has gradually weathered the paint on some of our residences to the point that repainting must be considered. In current real estate market, it is particularly important to maintain the attractive appearance of all of the homes within Lake Forest in order to keep property values at their optimum level by maintaining curb appeal. It is the responsibility of us all to maintain, protect and enhance our property values.
The association has a list of paint colors for the homes throughout the community. This list is revised from time to time to keep our color schemes current. Some homes are in need of maintenance and we would like to take this opportunity to suggest that owners assess the condition of the homes and other improvements for maintenance needs. Please inspect your home and consider taking the steps to improve the appearance of your residence, if needed. Items to be considered include, but are not limited to the following:
· The paint on your home, including the stucco, trim, shutters, garage doors, etc.
· The gates and fences.
If you do decide to repaint your home with a color scheme other than what is listed for your home, please be reminded that you must submit for Architectural Committee review prior to painting. You may find a plan submittal form in the homeowner portal. Please complete this form and return it with your choice of colors for submittal to the Architectural Committee. If you choose to paint your home the original colors, you are not required to submit an application prior to commencing your exterior painting.
Please inspect wood shutters, fascia boards, trim around garages doors for dry rot and deterioration. Those items should be repaired or replaced before painting to keep our community looking top notch. Also, some stucco deterioration has been noted near the foundations on some homes where the stucco meets the weep screed (the metal piece at the foundation). Those areas should also be repaired to maintain a well-kept appearance.

Let’s Uphold our Community’s Value
Per Lake Forest Drive’s CC&R’s and in an effort to uphold the community’s value, management conducts property inspections once a month. Certain rules and regulations must be followed by every Homeowner. This is monitored in an effort to increase the appeal of the community and is in no way targeted towards any individual Homeowner. Please review your CC&R’s and the rules and regulations if there is any confusion in regards to how to maintain your front and back yards. The most common non-compliances include: yard maintenance, painting of your house and fences, oil stains or other unsightly marks on the driveway, failure to submit architectural plans prior to starting any household improvements. By maintaining Lake Forest Drive’s set standards, we all can work together to make our community the best it can be!
Satellite Dishes
In recent years the Association has had an increasing number of the satellite dishes installed in the front of many homes in the Community. Please be advised that this is against the CC&R’s of the Community. Please reinstall these on the back of you property and help preserve the Communities beauty. We do understand that it could have been installed a while ago and your just receiving letters now. We apologize and ask that you comply with the rules and remove them. If you did not install it and it was a previous owner that installed it, then just remove as it is now your responsibility.
